Las Gaviotas is a private community. It is controlled by an HOA. Therefore, you do not make the rules, they do.
If you wish to rent in Las Gaviotas, you will need to use your math. Every bedroom allows for 2 people, no more. If you are told by anyone that you can have more then 2 people per bedroom, they are not only lying to you, they are SCAMMING you. The Professional Guards in Las Gaviotas, will uphold the rules without issues. No one can change the rules. Animals are not allowed for renters; period. There is no such law in Mexico for “Emotional Support.” However, if you have an animal that supports you for a Mexican sanctioned disability, WE WELCOME YOU! Just let us know before-hand. At the gate will never work.

What are your fees?
We make our fees from the Owner, not you! You pay no Booking Fee! What you see is all that you pay! Nightly Rental fee and Cleaning fee! Your Security Deposit is simply that: a Deposit. Break Naught, Pay Naught!
What if I have to cancel?
We know that life “Happens”. That is why we have a flexible refund policy. 100% refund, if you cancel outside of 30 days. Within 30 days of your booking, should you need to cancel, you have two options:
We can assaign you a credit for your entire booking, for a future date, or
You are liable for 25% of your booking (nightly rental only). Within 15 days, your refund amount is 50% of your total nightly rate. Within 7 days of your arrival, your refund is 25% of your Nightly Fees. Cleaning Deposits and Security Deposits are ALWAYS 100% REFUNDED IN CANCELLATION, so you are at ease. We

We accept all payments that are Fraud protected.
What do we need to bring?
Beach towels, food and a VPN! All of our homes are fully equiped for normal living. Now, NORMAL can mean many, many things. However, all of our homes have plenty of dishes and cooking essentials, coffee makers, bedding, and towels for the bathrooms. If you are renting a home that has a fireplace (most do), firewood is available for purchase in local stores, or you can let us know and we can have it delivered*.
How do I communicate with you??
We are 100% transparent. Our Office phone umber is 858-755-5772. Once you have secured a reservation, you will receive the cell phone number to the person responsible for your home. That number will allow you to ask questions, report any issues, and be your resource for restaurants, grocery stores, or anything that you might need.
Are you a big company?
Big “NO” on this one! We started Baja Coastal Properties in 2001 to provide an alternative rental and management experience for people. There was a monopoly at that time, and through the years, companies have come forward and continued to overcharge with excessive fees and not being on-site for help. We are here, on-site, and have our own service team in place to make your stay 100% perfect!
